Our 4-domain, 8-category residential neighborhood scoring framework with adaptive weight logic tuned for six buyer profiles: family, investor, professional, retiree, first home buyer, and relocator.

The Location Livability Framework (LLF v1.0) is the proprietary scoring system that powers every Location Lens report. It organises residential location analysis into 4 strategic domains and 8 scoring categories, producing an overall livability score out of 100 for any address across Australia, the US, Canada, the UK, and New Zealand.

The 4 strategic domains

  • Livability Domain — covers Safety & Crime and Lifestyle & Amenities. Assesses the day-to-day quality of life at the address including neighbourhood safety, parks, dining, healthcare, and community character.
  • Location Domain — covers Schools & Education and Transport & Connectivity. Evaluates access to quality schools, public transport, walkability, and commute times to employment centres.
  • Financial Domain — covers Property Values and Rental Demand. Benchmarks median prices, price growth trajectory, rental yields, and vacancy rates against comparable areas.
  • Growth Domain — covers Growth Potential and Demographic Fit. Analyses population trends, infrastructure investment, development activity, and community composition to model future trajectory.

Adaptive weight logic

The LLF does not apply a single fixed weighting to all buyers. Each of six buyer profiles shifts the weights applied to each category, producing a tailored composite score for your specific situation:

  • Family — higher weights on Schools, Safety, and Lifestyle
  • First Home Buyer — higher weights on Property Values, Transport, and Growth Potential
  • Professional — higher weights on Transport, Lifestyle, and Property Values
  • Investor — higher weights on Rental Demand, Growth Potential, and Property Values
  • Retiree — higher weights on Safety, Lifestyle, and Healthcare access
  • Relocator — balanced weights with emphasis on Lifestyle and Transport

Score interpretation

Each category scores from 0 to 100. The overall livability score is the profile-weighted composite of all 8 categories. Scores above 70 indicate a strong location for the given buyer profile. Scores below 50 indicate meaningful risks or weaknesses that warrant further investigation before committing to a purchase.

Every Location Lens report displays both the raw category scores and the profile-adjusted composite, so you can see exactly how the location performs for your buyer type and how it would perform for a different buyer when you eventually sell.
